We conduct an initial inspection with over 200 to 300 phots that the tenant will sign as the condition of the property as they received it. The owner will get a copy of this inspection on their portal. We have it built into all leases that we will also do one at the 6-month time frame. This normally happens between 5th and 7th month. We will do another one at the 12-month time frame. The owner will get a copy of all inspections on their portals. 

We would like to rent your home as soon as possible so everyone can make money but we will only put a qualified tenant in your home, sometimes that may take 2 days or 30 days. We will not change our criteria or shortcut our criteria just to get someone to pay rent. We have a policy of taking the best qualified of those that apply. 

We will pay no later than the 15th of each month in almost all cases. In most cases rent is paid between the 8th and 10th of the month, depending on holidays. After that if an owner has proceeds that need to be paid, we process those payments on Mondays and it normally takes 24 hours to show in the owners bank account.
