Thank you for inquiring about One Team Realty and our full-service property management company. We offer $500 for property management referrals once the property has been rented and agent protection when your client is ready to sell. Our local Hawai'i team will respond quickly to tenant and owner calls; you can trust that we won't outsource any of our services. Plus, when it comes time to list the property, you'll be contacted. 



We are a full-service management company. Some of the things we do are the following:

  • Advertise to 40 sites.
  • Show the property to prospective tenants
  • Background checks, credit reports, sexual offender database checks, landlord eviction history check
  • Collect deposits and rents
  • Semi-annual walk-through of the home
  • We can pay the GET taxes for you and apply for the license, but there is a separate charge for this service.
  • Maintenance of homes
  • Pay vendors for Maintenance. 
  • Move tenants out, process any charges to the tenant from the deposit, and get the home ready for a new tenant. 
  • Each owner and tenant has a portal. Tenants can submit work orders and pay rent at their portal. Owners can see documents and make an owner contribution if maintenance goes above the held reserves. 
  • We keep $500 in reserves from the first month’s rent to help cover the cost of any repairs. That will always show on your monthly statements
  • We send monthly statements and a 12-month cash flow report each month. 
  • We send 1099’s to owners at year-end for tax filings

The monthly rate is a percentage of the rent received. It is 8% to 10% a month. We do charge 15% for the first month, which covers credit, background checks, showings, and entering the unit into our database and advertisements.
