Tenants should submit work orders for any work that needs done at their home and also inform managment if they broke something and will fix it. The work order protects you and gives you piece of mine that we have received it and will assign a vendor. We also do semi annual walk through of all our homes and also before lease renewals.  PUT EVERYTHING IN WRITING!

We also do a detailed move in inspection sheet with photos that shows the condition at move in and we use that for semi annual walk though and final move out.  A small 2 bedroom unit may have over 200 photos. We give you 7 days after move in to add additional items that we may have missed. We work for the owner of the property but that doesn't mean we are not fair to everyone. If you did not do the damage, and we have proof, then charges for that would not be applied to during the move out process.
