5 Common Questions asked by Tenants.

We have showed many homes over the years and we field a lot of questions. Here are the five most common questions we get. It can help you decide if your ho me would rent easier.


  • Is parking included or is their assigned parking to the unit/home?
  • This is important because tenants don't want to have to find parking. They just want to have a dedicated spot or two that they can park it at any time without having to worry about being towed.
  • Does the home have solar?
  • This cuts down on electric cost and if they want to run the AC then they can at a smaller cost. Owners that have solar see their home rent out faster and at a higher price. (there is a difference between owner owed and owner leased solar, you want to own it). We put in the lease that the owner or management is not responsible for solar systems that stop working but that once we know we will work to get it fixed. Meaning we are not going to reimburse the tenants for a higher-than-normal electric bill.
  • Does the home come with Pest control?
  • Tenants don't like bugs, owners don't like bugs, most people don't like bugs. Common bugs in Hawaii are ants, cockroaches, geckos, and other assortments of small pest. If a owner has a pest control service we recommend keeping it and pricing in the rental amount. One Team Realty also offers a pest control service for a small monthly fee.
  • Does the home allow pets?
  • I once read a stat somewhere that over 72% of Americans have a pet in the home. If you don't allow pets, you are missing out on a lot of potential renters.
  • What utilities are included and how much do they run?
  • Electric and water is almost always a tenant charge. Some Home Owners Associations or building include water/sewage, electric, internet, and cable or a variation of those and they are a line item in the HOA statement. If they are a line item then you have the option of charging that back to the tenants. either way, owners should know what the average bills are so that the tenants can be informed. These utilities always fluctuate so make sure to tell them it could be higher or lower depending on usage.
