Why hire a property manager?

We can fix cheap!

If you have a rental property it is recommend you hire a license property manager to run the property for you. In Hawaii, that means a licensed Real Estate agent.

One of the costliest  mistake you could make is hiring a cheap property manager. Have you ever heard that saying, “you pay for what you get”? Well in property management, like most any other transactions, you get what you pay for. Yes you can find companies that are licensed and charge a low flat rate. When selling a home that might be ok, but when managing a home, that is not ok. That company may not work hard for you if they don’t get paid much.

When you order a Pizza and open the box you would expect to have all the slices on the pizza or you probably would not be happy. If you hire One Team Realty as your property manager, we are the full pizza. We charge for our services, and we don’t haggle over pricing. We charge what we charge because we know what it takes to be successful for you and we will not cut our services because in the long run you would not be happy if we did.

Our goal is to maintain your home to increase or maintain its value, apprise you on risk, screen tenant’s, collect rent, do annual inspections, and coordinate normal or emergency maintenance on your property. We advise you on what you should do to maintain the standard you expect of your property. We also advise you insurance, HOA issues, and we handle all the move in and tenant selection. We understand the Hawaii State Laws, Federal Fair Housing standards, and advise you on upcoming legislative issues that may impact your rental properties.

We charge for our services it is not a cookie cutter process. Our Owners are happy and that is why we still have the same owners after 10 years. Owners usually leave because they sell. We have had 3 owners leave in 10 years, 2 came back after two years because they thought saving money was better. The other one never came back. Sometimes we don’t mesh well and there is nothing wrong with that. We just move on and wish you the best.  All my owners followed me when I started One Team Realty because they were happy with my work ethic. My fast response to them and ethical standards. Most of our tenants are happy with us as well as we treat tenants very good. We repair homes fast and efficiently while saving you money where we can. we follow up to make sure those repairs are done correct the first time and we don’t unnecessarily bother a tenant. At One Team Realty, if an owner or tenant calls, we answer. We don’t send it to a phone service or another country, we answer the phone so you can rest assured that you will talk to someone who knows your property and your tenants. We can answer the question, in most cases, on the spot.

If you find yourself in a situation where you hired a cheap agent, contact us, we can fix cheap and you will be happy with One Team Realty, LLC for all your property needs.

A property manager could do a myriad of takes for you. From advertising your home, setting the right rental price, collecting and deposing rent, paying vendors, sending 1099s at years end. Paying General Excise Tax, managing tenants’ and vendors, ensuring you stay in compliance with fair housing laws, finding tenants’, screening tenants, credit checks, background checks, sexual offender database checks, past eviction history and landlord verification checks. A good property manager can verify income of all tenants, work with start and country programs and the housing voucher program. During COVID we had to work overtime to help tenants apply for covid relieve funds so owners could get paid. We helped tenants navigate what it meant when they truly could not pay rent and we had to work with the ones who could pay rent but chose not to because of poor messaging by local and federal officials. Did you hear during COVID that tenants did not have to pay rent? Well, the tenants heard that too and didn’t want to pay rent.
